3x Bigger and Better Than Bitcoin — With 0% of the Volatility

Ready to trade crypto "crazy" for something bigger and better? The $4 trillion single-family rental market is 3x larger than Bitcoin. It’s less volatile than nearly any paper asset. Plus, you get monthly income from rent, and these investments have a near 0 correlation to stocks.

That’s why you need mogul. They’re the platform that lets you invest in the same SFRs as institutions for a fraction of the cost. Their founders use the same process they did at Goldman Sachs to identify high-performing properties.

Why Sophisticated Investors Choose mogul:

  • Targeted 18.8% IRR for aggressive, multi-generational wealth creation.

  • Predictable +7% Yields: Stabilized assets with immediate yield.

  • 100% Hands Off Management: They handle debt, maintenance, and leasing.

Don’t let Wall Street monopolize the best yields. Access the institutional-grade rental machine and compound your wealth today.

Musk announces "Terafab" chip facility for Tesla and SpaceX operations

Elon Musk unveils chip manufacturing plans for SpaceX and Tesla

Tesla and SpaceX CEO Elon Musk has revealed his latest venture: building a dedicated semiconductor manufacturing facility to meet the growing chip demands of his companies' artificial intelligence and robotics initiatives.

During a Saturday evening event in downtown Austin, Texas, Musk presented his vision for what he's calling the "Terafab" facility. According to Bloomberg's coverage, photos from the presentation indicated the proposed chip manufacturing plant would be constructed near Tesla's existing Austin headquarters and gigafactory.

The motivation behind this ambitious project stems from what Musk perceives as inadequate chip production speeds from current semiconductor manufacturers. "We either build the Terafab or we don't have the chips, and we need the chips, so we build the Terafab," Musk explained to attendees, highlighting the critical supply chain challenges his companies face.

The scale of Musk's chip manufacturing ambitions is characteristically grand. He outlined goals for the facility to produce semiconductors capable of supporting between 100 to 200 gigawatts of computing power annually for terrestrial applications. Even more remarkably, he envisions the facility contributing to a full terawatt of computing power for space-based operations.

These computing power targets reflect the enormous semiconductor requirements of Tesla's autonomous driving systems, AI development programs, and SpaceX's increasingly complex satellite constellation and spacecraft operations. Both companies rely heavily on advanced chips for everything from vehicle autopilot systems to rocket guidance and satellite communications.

However, Musk notably declined to provide specific timelines for when the Terafab facility might become operational or when construction might begin. This omission aligns with his historical pattern of announcing bold initiatives without concrete delivery schedules.

The semiconductor manufacturing industry presents significant technical and financial challenges that differ substantially from Musk's previous ventures in electric vehicles and space exploration. Chip fabrication requires extremely precise manufacturing processes, cleanroom facilities, and specialized equipment that can cost billions of dollars to establish and maintain.

Bloomberg's reporting noted that Musk lacks direct experience in semiconductor manufacturing, though this hasn't deterred him from entering complex technical fields before. His track record includes both notable successes and instances where promised timelines and capabilities fell short of initial projections.

The announcement comes at a time when semiconductor supply chains remain a critical concern for technology companies worldwide. The global chip shortage that emerged during the pandemic highlighted the vulnerability of companies dependent on external semiconductor suppliers, particularly for advanced AI and computing applications.

If realized, the Terafab facility would represent a significant vertical integration move for Musk's companies, potentially reducing their dependence on external chip suppliers like TSMC, Samsung, and Intel. This strategy could provide greater control over their semiconductor supply chain while potentially reducing costs and improving customization for specific applications.

The Austin location makes strategic sense given Tesla's significant manufacturing presence in the area and Texas's growing reputation as a technology hub. The state has been actively courting semiconductor manufacturers with various incentives and infrastructure investments.

Whether the Terafab facility will materialize as described remains to be seen, given Musk's history of ambitious announcements that sometimes face delays or modifications during implementation. Nevertheless, the announcement signals the growing importance of custom semiconductor solutions for companies operating in AI, robotics, and space technology sectors.

An exclusive tour of Amazon's Trainium lab, the chip that's won over Anthropic, OpenAI, even Apple

Amazon's Trainium chips challenge Nvidia's AI dominance with lower costs.

Following Amazon's $50 billion investment deal with OpenAI, the tech giant opened its exclusive chip development lab in Austin for a rare behind-the-scenes tour. The facility houses the team behind Trainium, Amazon's ambitious challenge to Nvidia's AI chip monopoly.

Amazon Web Services has committed to providing OpenAI with 2 gigawatts of Trainium computing capacity, a massive investment considering Anthropic and Amazon's own Bedrock service are already consuming chips faster than Amazon can produce them. Currently, 1.4 million Trainium chips are deployed across three generations, with Anthropic's Claude running on over 1 million Trainium2 chips.

The Austin lab, located in "The Domain" district, represents Amazon's classic playbook of building cheaper in-house alternatives. Lab director Kristopher King and engineering director Mark Carroll explained how Trainium2 handles the majority of inference traffic on Amazon's Bedrock service, with the new chips offering up to 50% cost savings compared to traditional cloud servers.

Amazon's chip team has overcome the traditional switching barrier by making Trainium compatible with PyTorch, requiring essentially "a one-line change" for developers to transition from Nvidia chips. This breakthrough could significantly impact the competitive landscape.

The facility showcases the entire development process, from the noisy industrial lab where "silicon bring-ups" happen during all-night sessions, to custom welding stations for microscopic components. The team even maintains its own private data center for testing, complete with mandatory earplugs due to cooling system noise.

Born from Amazon's 2015 acquisition of Israeli chip designer Annapurna Labs for $350 million, the team has spent over a decade perfecting AWS chips. Their latest Trainium3, a 3-nanometer chip manufactured by TSMC, features liquid cooling and mesh networking capabilities that allow every chip to communicate with others, reducing latency significantly.

CEO Andy Jassy has called Trainium a multibillion-dollar business, and the team feels the pressure, working around the clock during critical development phases to maintain Amazon's competitive edge in AI infrastructure.
